So lautet das Fazit eines aktuellen Whitepapers von<\/strong> <a href=\"https:\/\/www.hazelview.com\/about\"><strong>Hazelview Investments<\/strong><\/a>, <strong>einem globalen, alternativen Investmentmanager mit Schwerpunkt auf Immobilien.<\/strong><\/p>\n<p><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">in ihrer Analyse nennen die Autoren drei Gr\u00fcnde, die f\u00fcr die \u00dcberlegenheit aktiven Managements in dieser Anlageklasse sprechen. \u201eImmobilien sind einer der wenigen Bereiche, in denen aktives Management weiterhin einen wichtigen und vor allem wiederholbaren Vorteil gegen\u00fcber einer passiven Strategie bringt\u201c, betont <strong><span style=\"font-family: 'Arial',sans-serif;\">Claudia Reich Floyd,<\/span><\/strong> Leiterin des Europab\u00fcros von Hazelview in Hamburg und eine der Autorinnen des Whitepapers.<\/span><\/p>\n<p><strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Zehn aktive Strategien \u00fcbertrafen den Index \u00fcber (fast) alle Zeitr\u00e4ume<\/span><\/strong><\/p>\n<p><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Als Beweis f\u00fchren die Experten die Nettorenditen an, welche die zehn gr\u00f6\u00dften globalen REITs-Strategien (nach verwaltetem Verm\u00f6gen) gegen\u00fcber der Benchmark erreicht haben. Sowohl \u00fcber 15, als auch \u00fcber zehn, sieben, f\u00fcnf und drei Jahre \u00fcbertrafen diese zwei Hand voll aktiven Strategien ihren Vergleichsindex (FTSE EPRA NAREIT Developed Total Net Return Index); lediglich \u00fcber ein Jahr (bis 30. September 2025) schnitt die Benchmark besser ab.<\/span><\/p>\n<p><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">\u00dcber die gesamten betrachteten 15 Jahre erzielten die aktiven Strategien 151 Basispunkte mehr an Rendite j\u00e4hrlich als der Index. Und auch ihre \u201eErfolgsquote\u201c, wie sie von der internationalen Ratingagentur Morningstar definiert wird, l\u00e4sst sich sehen: 43,5 Prozent der aktiv gemanagten, b\u00f6rsennotierten Immobilienfonds \u00fcberlebten und \u00fcbertrafen ihre passiven Konkurrenten \u00fcber die vergangene Dekade (Quelle: Morningstar Manager Research, Q2-2025).<\/span><\/p>\n<p><strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Diese drei Praktiken bringen bei REITs Alpha<\/span><\/strong><\/p>\n<p><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Es sind vor allem drei Praktiken, mit denen sich aktive Manager hervortun k\u00f6nnen und welche oft die Gr\u00fcnde f\u00fcr eine \u00dcberrendite gegen\u00fcber der Benchmark (Alpha) darstellen:<\/span><\/p>\n<p><strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">taktische Positionierung in bestimmten Regionen und (Nischen-)Sektoren<\/span><\/strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">: Aktive Manager k\u00f6nnen, anders als Indizes, gewisse Regionen und M\u00e4rkte weltweit sowie Sektoren innerhalb der Immobilienbranche \u00fcbergewichten, die sie f\u00fcr besonders erfolgversprechend halten. Als Beispiel f\u00fchren die Autoren Seniorenwohnungen in Nordamerika an \u2013 dort hat die Nachfrage das Angebot weit \u00fcberschritten. <\/span><\/p>\n<p><strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Investments in Unternehmen, die keine REITs sind, aber trotzdem zum Immobiliensektor z\u00e4hlen.<\/span><\/strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\"> Dazu geh\u00f6ren beispielsweise gewerbliche Immobilienmakler wie JLL und CBRE, die in keinem REITs-Index auftauchen, aber dennoch von langfristigen Outsourcing-Trends sowie von der Verwaltung von Immobilien im Kundenauftrag profitieren.<\/span><\/p>\n<p><strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">Teilnahme an B\u00f6rseng\u00e4ngen (IPOs) und Vorwegnahme von Anpassungen der Benchmark<\/span><\/strong><span style=\"font-size: 10.5pt; font-family: 'Arial',sans-serif;\">. Aktien werden erst dann in Indizes aufgenommen, wenn sie eine Mindestgr\u00f6\u00dfe und -liquidit\u00e4t erreicht haben. Aktive Manager k\u00f6nnen aber bereits ab dem B\u00f6rsengang (IPO) in Immobilienaktien investieren und bis zur evtl. sp\u00e4teren Indexaufnahme die wahrscheinlich st\u00e4rkste Performancephase einer solchen Aktie \u201emitnehmen&#8220;.
