Das liegt an den Ansichten der Investoren dar\u00fcber, wie sich die h\u00f6heren Zinsen auf die Kapitalkosten eines REITs auswirken werden&#8220;, erkl\u00e4rt <strong>Claudia Reich Floyd <\/strong>(Foto oben), Portfoliomanagerin und Leiterin des Deutschland-B\u00fcros des internationalen Verm\u00f6gensverwalters mit Sitz in Toronto. \u201eViele Bedenken der Anleger in dieser Hinsicht sind also bereits in den Aktienkursen b\u00f6rsennotierter REITs eingepreist.&#8220;<\/p>\n<p>Der weit verbreiteten Meinung, dass REITs in einem Umfeld steigender Zinsen nicht gut abschneiden, kann daher widersprochen werden, sagt sie. \u201eEs ist wichtig zu beachten, dass eine straffere Geldpolitik in der Regel mit einem starken Wirtschafts- und Besch\u00e4ftigungswachstum einhergeht \u2013 Fundamentaldaten, die dazu f\u00fchren, dass die Nachfrage das Angebot \u00fcbersteigt und das Mietwachstum bei Immobilien antreibt.&#8220;<\/p>\n<p>Nach Hazelviews eigenen Untersuchungen k\u00f6nnen REITs zu Beginn eines Zinserh\u00f6hungszyklus&#8216; zwar schlecht abschneiden, dies \u00e4ndert sich jedoch schnell, da der Markt die Risiken h\u00f6herer Leitzinsen antizipiert und sofort einpreist. \u201eIn Zeiten, in denen aus Zinserh\u00f6hungs<em>gespr\u00e4chen<\/em> Zinserh\u00f6hungs<em>aktionen<\/em> werden, haben REITs historisch sehr gut abgeschnitten&#8220;, sagt Reich Floyd und verweist auf Nordamerika: \u201eIn den USA zum Beispiel, wo die Zinsen in diesem Jahr bereits angehoben worden sind, haben die letzten vier Zinserh\u00f6hungszyklen seit 1994 zu einer durchschnittlichen Rendite von zw\u00f6lf Prozent f\u00fcr REITs auf absoluter Basis gef\u00fchrt und damit die Aktienm\u00e4rkte um fast 300 Basispunkte \u00fcbertroffen.&#8220;<\/p>\n<p>Hazelview Investments ist ein aktiver Investor, Eigent\u00fcmer und Verwalter globaler Immobilienanlagen, der sich der Schaffung von Werten f\u00fcr Menschen und Orte verschrieben hat.
